Landlord charges every tenant a flat $500 move-out cleaning fee for years, hits 3 families at once, they group, sue together, and win every cent back plus legal fees: ‘We stood our ground. We filed a collective action, and yesterday we won’

  • The property manager tried to steal everyone's security deposits, so we organized a tenant union and sued them collectively

I live in a complex with about 40 units, and for years, the management has been getting away with daylight robbery.
  • Every time someone moved out, they would hit them with a flat $500 "cleaning and administrative fee" regardless of how clean the apartment was.
  • Most people just paid it or let it go because they didn't have the time or money to fight a corporate landlord in court.
  • But last month, they tried to do it to three families at the same time, and we finally had enough.
  • We started a simple group chat and realized that this was a systemic pattern of exploitation.
  • We weren't just dealing with "bad luck" or a "strict" manager; we were dealing with a business model designed to siphon money from the working class.
  • We organized a formal tenant union and pooled our resources to hire a lawyer who specializes in tenant rights.
  • Group of adults chatting indoors, one woman holding paper during casual networking conversation.
  • As soon as the management realized they weren't fighting one isolated, exhausted person but an organized block of tenants, their tone shifted completely.
  • They went from being arrogant and dismissive to trying to "negotiate" individual settlements to break our solidarity.
  • We stood our ground. We filed a collective action, and yesterday we won. The judge ruled that their flat- fee policy was illegal and ordered them to return every cent plus legal fees.
  • This is why solidarity matters. Landlords rely on our isolation to exploit us. They want us to think we are alone and powerless against their lawyers and contracts.
  • But housing is a human right, and when we organize, we can actually win against these parasites.
  • If you are going through this, talk to your neighbors. Your power is in your numbers.
  • Talon_4Parallax This is the way. Seeing collective action actually work is so satisfying.

  • PrismCartographer A flat $500 fee regardless of condition is such a blatant scam. I am glad the judge saw through that garbage. Most people just eat the cost because legal fees are higher than the deposit, so pooling resources was a genius move. This should be a manual for every renter out there.
  • 8CinderRhapsody Original Poster's Reply Winning felt so good. It was never about the money, just the principle.
  • Glimm3rCairn Landlords really do rely on us being too tired or broke to fight back. The second they tried to negotiate individually to break your solidarity, you knew you had them scared. Hope that property manager enjoys writing those checks back to everyone. Love to see parasites losing in court.
  • Trini1113 When I moved out of my last apartment complex (2015) and we were running late, the manager said "if you don't want to clean, we'll charge a flat $75". Granted, she liked us (we'd made her job easy for 10 years) and she also wanted to do the walkthrough and have it over with, but I was more than happy to pay that. But even accounting for a decade of inflation, $500 is excessive even if you did no cleaning at all. And if I had cleaned and still been charged a cleaning fee I'd have been l
  • V4ctorGalleon The shift in their tone as soon as a lawyer gets involved is always hilarious. They act tough until they realize they cant bu y an entire group of people at once. Huge win for you and your neighbors!

  • smuckola well said. Every time I see a story about good tenant organization, I see that the tenants all live in one complex. Thus, the landleeches that own houses located around a city benefit from the fact that house tenants don't know that each other exists at all! I know how to search my county tax website for all properties owned by the same person but I'm shy.
